Denver Housing Market Shifts to Buyer's Advantage

The latest Denver Metro Association of Realtors Market Trends Report shows home inventory climbing slightly with the median home taking 35 days to sell, up from 30 in August.

Real estate firms have officially declared metro Denver a "buyer's market," with a 14-year high in inventory reached this summer. The numbers: There are now 57.1% more sellers than buyers active in the housing market compared to a 7.9% gap in favor of sellers a year earlier.

About 50% of sellers provided concessions to buyers last month, and mortgage rates remain in the low-to-mid 6% range despite the Fed's recent rate cut.

Big sale: Denver recorded its highest priced home sale in two years—a new-built design at 1860 E. Cedar Avenue south of Denver Country Club at $8.35 million.
